تناولت الدراسة خصائص العمران القديم على الجزر الرملية في دلتا النيل حيث تناولت أولا نشأة وتوزيع الجزر الرملية وخصائصها الحجمية ومن ثم ظروف نشأة العمران القديم عليها وأنماطه ووظائفه مع تحديد مواقعه الحالية والشواهد الدالة عليه. كما تناولت الدراسة الخصائص العامة للعمران الحالي على الجزر الرملية من حيث خصائص الموضع ونمط العمران ودلالة أسماء محلات الجزر الرملية وخطتها أو الشكل الذي يتخذه عمرانها وبعض وظائف المحلات العمرانية على الجزر الرملية أو استخدامات هذه الجزر.
