يعدُّ موضوع هذا الكتاب من المواضيع الهامة التي شغلت بال المشرع في العديد من الدول لما يمثله العقد من وسيلة ناجحة لتمويل الاستثمارات والمشاريع وبأسلوب يحقق أهداف المتعاقدين ولهذا حاول الكتاب تفسير الطبيعة القانونية لعقد الإيجار التمويلي للوصول إلى تحديد الأحكام الواجبة، لذلك كان لابد في البداية من إعطاء صور واضحة عن العقد بالتعريف به وبيان أنواعه وقد عالج الكتاب في البداية الطبيعة القانونية للعقد في ظل العقود التقليدية وحاول تقريب من العقود التقليدية مثل البيع والإيجار والقرض .........الخ، وبيان أوجه الشبه بينه وبين كل هذه العقود وأهم الانتقادات الموجهة لكل نظرية للوصول الى نتيجة تساهم في تحديد مدى تعبير هذه العقود عن طبيعة عقد الإيجار التمويلى والغرض منه وبحث الكتاب الطبيعة القانونية للعقد في ظل النظريات الحديثة والتي تركز على العقد ككل واحد وكعملية متكاملة دون الاقتصار على العلاقة الضيقة بين المؤجر والمستأجر واشتمل على تحليل مضمون هذه النظريات وأهم الخصائص التي تجمعها مع عقد الإيجار التمويلى عن طريق تحليل كلا النظامين أو العقدين ثم حاول بيان مدى دقة هذه النظريات في التعبير عن عقد الإيجار التمويلي.
