يتحدث هذا الكتاب عن العقد بشكل عام من حيث التعريف والأركان. ثم عقد الإيجار في القوانين العربية، وفي أركان عقد الإيجار في مناهج متعددة سواء كانت فقهية أو قانونية ثم في بعض القوانين العربية. ثم في خصوصية عقد الإيجار وصفته كعقد يتطلب إيجاب وقبول من إرادتين حرتين سلميتين، قاصدتين التعاقد. وكذلك قيامه بين شخصين طبيعيين أو اعتبارين. وموضوعه تأجير مكان معين للسكن أو للتجارة أو وفق ما جاءت به المادة /5/ من المرسوم /111/ لعام 1952 المتضمن قانون الإيجارات. فتضمن البحث حالات الإخلاء التالية: 1-الإخلاء لعلة التقصير عن الدفع. 2-الإخلاء لعلة إساءة استعمال المأجور. 3-الإخلاء لعلة تأجير الغير كلاً أو بعضاً. 4-الإخلاء لعلة السكن. 5-الإخلاء لعلة الهدم والبناء. 6-الإخلاء لعلة التملك. وختم البحث بصعوبات تطبيق القانون ومضاره على الناس واقتراح الحل وهو العودة لأحكام الشريعة الإسلامية السمحاء.
