يتضمن الجزء الخامس عشر هذا من موسوعة العقود المدنية والتجارية المجلد الثاني من عقد الإيجار وهو بعنوان: آثار عقد الإيجار، أي الإلتزامات المترتبة على كل من المؤجر والمستأجر في هذا العقد.

وإذا كانت معظم التشريعات تحدد إلتزامات المؤجر بأنها: تسليم المأجور إلى المستأجر، وصيانة المأجور، والضمان كما تحدد إلتزامات المستأجر بأنها أداء بدل الإيجار، والمحافظة على المأجور وإستعماله بحسب الغرض الذي أعد له أو الغرض الذي عين في العقد مع إجتناب الأفراط وسوء الإستعمال، ورد المأجور عند إنتهاء مدة العقد، ونفقات الصكوك ودفع الضرائب والتكاليف، وغيرها من الإلتزامات الثانوية، فإن الأهمية تكمن في تفاصيل هذه الإلتزامات وما نشأ حولها من فقه وإجتهاد خلال مراحل طويلة ومتعاقبة من الزمن، كانت كفيلة بوضع الأطر القانونية الصحيحة، لمفهوم آثار العقد، وهي ما تزال مستمرة في هذا الإتجاه.

وعليه، جاء تقسيم الموضوع إلى بابين وفصول، وهما الفصل الأول: الإلتزامات الأساسية، وهي تتضمن: أداء البدل والمحافظة على المأجور وإستعماله بحسب الغرض الذي أعد له، أو الغرض الذي عين في العقد، مع إجتناب الإفراط وسوء الإستعمال، الفصل الثاني: الإلتزامات الثانوية، وهي تتعلق برد المأجور، ونفقات الصكوك ودفع الضرائب والتكاليف.
