تظهر أهمية هذا البحث في أنه يتناول مشكلة من أهم المشاكل التي تمس حياة الإنسان, وتتعلق بتوفير حاجة من الحاجات الأساسية له, ومحاولة إيجاد الحل الصحيح لها, ألا وهي مشكلة تمويل شراء وبناء المساكن, والضوابط الشرعية لهذا النوع من التمويل؛ حيث إن الواقع العملي في الغالب يقصر التمويل العقاري على وسيلة واحدة من وسائل التمويل وهي الإقراض بفائدة سواء كان ذلك في الواقع المصري, أو بعض الواقع العربي.
والفقه الإسلامي غني بالعديد من الوسائل المشروعة لتوفير المسكن اللازم للإنسان, ومن هذه الوسائل التمويل عن طريق البيع لأجل, والمرابحة أو عقد الاستصناع أو الإجارة المنتهية بالتمليك, أو المشاركة المنتهية بالتمليك, وغيرها من الوسائل الإسلامية للتمويل.
تتكون خطة هذا البحث من أربعة فصول, يسبقها مقدمة ويعقبها خاتمة. المقدمة وتشتمل على افتتاحية البحث وأهميته وأهدافه ومنهج البحث وخطته, الفصل الأول: ماهية التمويل العقاري وأطرافه وأهميته في الفقه الإسلامي والنظم الوضعية, الفصل الثاني: وسائل التمويل العقاري في الفقه الإسلامي والنظم الوضعية, الفصل الثالث: ضوابط التمويل العقاري في الفقه الإسلامي والنظم الوضعية, الفصل الرابع: التطبيقات العملية في مجال التمويل العقاري, وأما الخاتمة فتناولت فيها أهم النتائج وأهم المقترحات والتوصيات والمراجع العلمية التي تم الاستعانة بها في هذا البحث.
