صدر بمصر قانون ينظم هذه المنظومة العقارية منذ عام 2001 ولكن شابته يعض المشاكل فى التطبيق.. وتتمثل هذه المشاكل فى تسجيل العقارات كما ذكرنا.. ثم ارتفاع نسبة الفائدة.. ثم تخوف راغبي التملك من شروط البيع الجبرى بالمزادات عن طريق الوكيل العقاري..
ثم هناك ملحوظة أخرى فى تطبيق هذا القانون.. ألا وهى عدم تفعيل البند الخاص بقروض الترميم للعقارات التى تحتاج إلى ذلك.. ثم إقدام شركات التمويل العقاري إلى منح قروض تمويل عقاري بمبالغ طائلة لرجال الأعمال.. اللذين لا يحتاجون أساسا إلى هذا النوع من التمويل.. بجانب إقدامهم إلى تقديم ضمانة عقارية واحدة لعدة جهات تمويلية مختلفة..
