لما كان كتاب الخطط التوفيقية لعلي باشا مبارك قد مضى على صدوره أكثر من مائة عام، والذي وضعه بعدما رأى قدم العهد بخطط المقريزي، وتغيير كثير من المعالم، بل واختفاء بعضها لدرجة يصعب معها التحقق مما ورد في مؤلفه والتعرف على كثير من المعالم، فوضع كتابه الذي أوضح فيه بالتحقيق المواضع الواردة بخطط المقريزي وبيان حالتها وما آلت إليه العمائر- التي ذكرها- في عصره، وتحديد مواضع المفقود منها.
وإزاء هذا البعد الزمني لكتاب الخطط التوفيقية وتغيير الكثير من المعالم داخل أحياء القاهرة ومدنها نتيجة لإدخال الأساليب الحديثة في التخطيط والتنظيم ووسائل المواصلات ووقوع أحداث كثيرة غيرت من تاريخها ومعالمها، كان من الواجب الاتجاه والتصدي لتناول مثل هذه الموضوعات بالدراسة التي تكشف عن المراحل التطويرية لها، وتحقيق مواضع بعض أحيائها وعمائرها التي ضاعت معالمها، والتعريف بالعمائر التي تضمها، ومراحل تطور عناصرها المعمارية، ومظاهر الحضارة داخلها.
وهو ما حفز المؤلف على استكمال دراسة هذه الأحياء الثلاثة ليكون هذا الكتاب هو الحلقة الثانية في سلسلة دراسة أحياء القاهرة بعد كتابه الأول الخاص بحي باب البحر.
