يتناول هذا الكتاب تاريخ تخطيط المدن، ويشمل أربعة عشر باباً، الباب الأول: فجر الحضارة يتناول العصر الحجري القديم- والحديث- ونشأة القرية ثم نشأة المدينة. وتناقش الأبواب التالية في الباب الثاني وحتى التاسع، تخطيط المدن في الحضارات البابلية- والمصرية القديمة- والإغريقية- والرومانية، ثم مدن العصور الوسطى- وعصر النهضة والطراز الباروكي، ثم المدينة في عصر الثورة الصناعية. ثم تنتقل المناقشة في الأبواب الثلاثة التالية، إلى تخطيط المدينة اليوم والتخطيط العام تحضيره ووسائل تنفيذه، يتناول الباب العاشر المخطط العام (سنده القانوني وإعداده)، ويناقش الباب الحادي عشر تخطيط المدينة اليوم ويشمل تركيب المدينة والمجاورة السكنية والمناطق التجارية والمناطق الصناعية وشبكة الطرق، أما الباب الثاني عشر فهو عبارة عن وسائل تنفيذ المخطط العام ويشمل لائحة تخطيط المناطق، وأشتراطات تقسيم الأراضي الفضاء والمخطط المالي طويل المدى ووسائل أخرى. والباب الثالث عشر عبارة عن آفاق جديدة، ويتناول تجديد الأحياء والمدن الجديدة في بريطانيا ودول آخرى، والمدن الجديدة في مصر والمدن العواصم، كما يتناول الباب الرابع عشر نبذة عن رواد التخطيط والذين ظهروا منذ بداية الثورة الصناعية.
