تسعى الحكومة الأمريكية الآن إلى تدويل أزمة الرهن العقارى الأمريكية، ومحاولة تحويلها فى قطاعات الاستثمار العقارى فى مصر ودول الخليج العربية وخاصة فى دبى ومصر وأبوظبى وقطر والبحرين والكويت.
ويتناول هذا الكتاب أربع أقسام- كل قسم يضم عددا من الفصول. ففى القسم الأول: الاقتصاد العقارى يناقش محددات المنظومة العقارية من حيث طبيعة الاقتصاد العقارى والاقتصاد العقارى العربى والاقتصاد العقارى المصرى. ويناقش القسم الثانى: تحليلات للاستثمارات العقارية من حيث قواعد الاستثمار العقارى وإدارة مخاطره والصناعات المغذية للعقارات مثال صناعة الحديد والصلب وصناعة الأسمنت ثم طرح ضرورة إعداد سيناريو لشكل المنظومة العقارية فى المستقبل عام 2050 مثلا- وهذا ما نطلق عليه التخطيط الاستراتيجي العقارى. أما القسم الثالث: فيستعرض التمويل العقارى من حيث أساليب التمويل العقارى, والرهن العقارى وإدارة شركات التمويل العقارى ومعالجات أزمات التمويل العقارى. أما القسم الرابع: فيقدم دعوة لإعادة الهندسة العقارية وهى تضم التخطيط العمرانى والقضاء على العشوائيات ومخاطر تمليك الأجانب للعقارات.
وينتهى الكتاب بتقديم ملخص قانون الضرائب العقارية وجداول استهلاك القروض العقارية، وبعض المصطلحات المتداولة فى مجال الإدارة العقارية والتمويل والاستثمار العقارى.
