ترجع أهمية هذا الكتاب إلى أنه الكتاب الوحيد الذى يؤرخ لمنطقة خراسان حتى تاريخ وفاة المؤلف، لأن جميع الكتب التى ألفت عن خراسان ضاعت ولم يتبق منها سوى هذا الكتاب، وكتاب زين الأخبار للجرديزى يعد من المصادر الأساسية التى لا غنى عنها للباحثين والدارسين فى حياة الأمم والشعوب التى عاشت فى آسيا منذ أقدم العصور، ثم الأمم والشعوب الإسلامية منذ ظهور الإسلام حتى منتصف القرن الخامس الهجرى. ولا نكاد نجد دراسة جادة تبحث فى تاريخ إيران بشكل عام وفى التاريخ الإسلامى وفى العصر الغزنوى، على وجه الخصوص، تخلو من هذا المصدر بالرجوع إليه فى كثير من الموضوعات.
ابتدأ الجرديزى هذا الكتاب بالقصص القديمة عن وطنه، ثم بسط الحديث بعض الشئ عن الجزء المحقق من تاريخ العجم. ثم تناول بعد ذلك بشئ من الإفاضة مع التركيز الكامل على أحداث التاريخ الإسلامى منذ مولد الرسول –صلى الله عليه وسلم- حتى الخليفة القائم بأمر الله العباسى، ثم عرج إلى موطنه فسجل أحداثه وأحداث الوقائع التى عاشها بنفسه فنراه يخص خراسان وأمراءها بحديث مفصل.
